Fauquier County Median Sold Price Hovers At 2002 Level

Having completed building on property December 13, 2005 we moved into our wonderful home, gave thanksgiving, and celebrated a wonderful Christmas. Little did we know that the “dam was about to burst.”

Home equity has fueled our economy for years. The American Dream is and always will be “home ownership,” a concept that, for the long term, offers us stability and enjoyment. In 2010 anyone who purchased a home after 2002 may question this statement, but stand by, pricing will improve. We are seeing price appreciation in home values over the last number of months a factor that will continue, although on somewhat of a bumpy path.



From 2002 – 2005 median home prices in Fauquier County “appreciated” 68%. From 2005 – 2009 median home prices in Fauquier County dropped 40%, both percentages representing a cash figure of $169,000. Are you kidding me? Do we wonder why we are confused by “media headlines” about real estate in general?

The real estate market in our area was on a 15-year ride upward, and that ride will continue, after making a “large correction.” Has the market overcorrected, that would be my opinion. Where should the price be, only the “market” will tell us. However, if we show appreciation averaging 5% per year, some may say an optimistic percentage; it will take our area 10 years to achieve the pricing level of 2005.

Has anyone seen that “home robbing bandit?” Please give me a call so that we all can be “reimbursed.”

Median Sold Price Of Homes In Fauquier County, Virginia

Real estate data, sales statistics, and information may be compiled, correlated, or interpreted in many different manners, several distinctive times. Fauquier County, Virginia, I believe, contains 660 square miles of sparsely populated “land” with homes throughout the region. As a real estate broker, it is difficult to establish a market price of a “home,” however, the “job” dictates this requirement.

The median sold price for homes in this article is where my concentration is centered. Now this can be broken down into areas of the county and/or specific subdivisions. This “presentation” reflects data for the entire county of Fauquier.

The chart below indicates the median sold price of homes in Fauquier County from 2001 through 2009.










Interesting comparisons can be made with the other counties in the “Baltimore-Washington Metropolitan Area,” however it appears that being on the outer edge of the region, we seem to feel the brunt of the downturn in home prices more than others.

History shows that the tremendous appreciation of home values in our area, as many, was “a figment of our imaginations.” Has the market overcorrected? Yes would be my answer, but “the market” is determined by sellers and purchasers, and today, the above is their answer: and this answer is with federal subsidies. What can we expect…I will try to expand of that matter, however I am interested in what you think?

Mortgage Interest Deduction Changes…One Must Question


President Obama’s released budget proposal last week for FY 2011 budget has recommended that the value of the mortgage interest deduction for upper income taxpayers be limited to the 28% bracket. The currently drafted proposal changes the mortgage interest deduction by reducing the amount of mortgage deductibility on families earning over $250,000 (Adjusted Gross Income), and on single tax payers earning over $200,000 (AGI). This proposed change in the Mortgage Interest Deduction in the current real estate market will result in lowering the attractiveness of home ownership to many.

Letting the government make any changes to this “cherished and essential” deduction that has existed for almost 100 years in any manner is tinkering with tragedy. Once the first “cut” is made by “the government, not just the battle, but the war is over. If history would be reviewed, we would find that they will continue and continue to reduce this deduction to zero.

Homebuyer Tax Credits Expiring Shortly

Homebuyer tax credits are expiring shortly. For a purchaser to take advantage of the first time buyer credit or the move-up credit, that are either expiring or depreciating in the next 74 days they had better hurry.

Homes must be under contract by April 30, 2010 and transfer before June 30, 2010 for the move up credit. These 112 “short sale homes” listed below in Fauquier, Culpeper, and Rappahannock Counties may be on the “outside looking in.”

Lenders have “gotten smarter” as they have gained experience with short sales, but as we all know we have had to pay for most of our education. Unfortunately, they are still learning “current conditions” and they neither have the trained staff to handle short sales, nor the communication with their investors to close these homes on time, within the next 74 days.
